The Difference Between Grounding and Bonding
You just had an inspector walk your panel and the report says “bonding and grounding deficiencies.” Now what? I get this call a few times a month, usually from someone who bought an older home near downtown Prescott and had no idea the green wire and the water pipe clamp were doing two completely different jobs. They’re not the same thing, and mixing them up is how people end up guessing at a fix instead of getting it right.
What Grounding Actually Does
Grounding gives electricity somewhere safe to go when something goes wrong a lightning strike, a surge off the utility line, a fault inside your system. Out here, our granite bedrock doesn’t conduct nearly as well as the sandy soil you’d find down in the Valley. A single 8-foot ground rod sometimes won’t hit the resistance numbers the code requires, so I’ve driven a second rod or swapped in a longer one on more than a few older properties near the courthouse square.
Grounding isn’t a constant drain of electricity into the dirt that’s the misconception I clear up almost every visit. It’s a reference point, a release valve for voltage that shouldn’t be there. What Bonding Actually Does
Bonding is the other half of the equation, and it has nothing to do with the earth. It ties metal parts together boxes, conduit, appliance frames, and water piping so that if a live wire ever touches one of them, current has a fast, low-resistance path straight back to the panel. That’s what trips the breaker before someone gets hurt.
I had a homeowner out on Iron Springs Road call about a “buzzing” dishwasher. Turned out a nicked wire was energizing the frame, and because the appliance wasn’t properly bonded, the breaker never sensed enough current to trip. Nobody got hurt, but it easily could’ve gone the other way. That’s the whole reason bonding exists.
Where Older Homes Get Tricky
A lot of our housing stock dates back to the mining era, and those properties have been through decades of plumbing repairs, panel swaps, and remodels each one a chance for a bonding jumper to get left out. Swap a section of metal water pipe for PEX during a repipe, and you can unknowingly break a bonding path that used to run straight through it.
I won’t pretend every older home needs a full rewire. Plenty are perfectly safe once we restore the jumper or add a supplemental ground rod. But if your panel hasn’t been inspected since it was installed sometime in the Eisenhower administration, it’s worth a look, especially with monsoon lightning as regular as it is around here.
When to Actually Worry
Flickering lights, breakers that trip for no clear reason, a faint tingle off a metal appliance none of these prove an electrical safety problem by itself, but together they’re worth a service call. Corrosion on a ground clamp after years of exposure is common too, and it’s an easy thing to miss unless someone’s looking for it.
Opening your own panel to check isn’t a great weekend project. Components stay energized even with the main breaker off, and local code requires a permit for this kind of work anyway.
